Boucher & James, Inc.’s Environmental Department visits a wide range of properties when conducting Phase I Environmental Assessments.  Assessments are performed to insure that a buyer or lender does not accept a property that contains hidden environmental liabilities.

Our Environmental Staff regularly performs site inspections as part of our assessment process. Some recent inspections included a warehouse in Gloucester Township, NJ containing 25 million pounds of cocoa beans, a medical center in Philadelphia, PA with a 1900 gasoline tank buried under a building, a former WWII manufacturing building converted into a 3M factory in Southern Bucks County, PA, and a 200-acre woodland considered for land preservation in North-Central, NJ.  Often these sites have clouded histories that warrant a special and individual evaluation. Some projects may require a Phase II Investigation which involves storage tank removal, borings, soil analysis, monitoring wells, and geophysical surveys.

Contact our Environmental Department before you commit to acquiring a property to protect your investment under the innocent landowner defense of the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA). This relatively inexpensive evaluation may save you thousands of dollars in environmental costs.
